Job Description

Responsibilities:

  • Develop project strategy and approach developing multiple alternatives to achieve project objectives.
  • Use technical knowledge and experience to provide thoughtful decision making and guidance in strategic implementation of PHMC’s approved projects.
  • Manages the programming, planning, design, construction, occupancy, close out, schedule and budget for projects across PHMC’s enterprise.
  • Responsible for estimating and capital expenditure budgeting for projects up to $10 million.
  • Establish and maintain strong business relationships with leaders and stakeholders.
  • Engage and manage external vendors (brokers, architects, project managers, general contractors, etc.) to ensure that work meets PHMC’s design driven culture.
  • Collaborate with internal teams to ensure the right people are in the room for each project: Finance, IT/AV, Security, Branding, Facilities, HR, etc.
  • Responsible and accountable for transparent, accurate, consistent project reporting (weekly, monthly and quarterly) to their team, leadership & stakeholders.
  • Manages issues that pose challenges to the success of the project by drawing on knowledge and experience of the planning, design, construction process.
  • Advanced problem-solving skills and the ability to work collaboratively with a cross functional team to solve complex issues with innovative solutions.
  • Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. 
  • Thorough knowledge of construction contracts including standard contract clauses and AIA Forms. 
  • Ensures adherence to design and construction standards.
  • Uses of CRE Project tools such as Sharepoint, Microsoft Project, Oracle and others as defined by project need.
  • Articulate presentation skills with excellent verbal and written communication. 
  • Remains current on construction material and build-out practices for energy efficiency, LEED certification, Green building and other initiatives.
  • Works with leasing and facilities team leads to maintain open communications in a team environment.
  • Cultivates meaningful working relationships with municipal agency points of contact; work collaboratively with municipal agencies regarding matters of access, sharing and reviewing of support documentation.
  • Experienced in managing min. 10 active Planning/Design/Construction projects at any given time.
  • May perform additional responsibilities as assigned.

Skills:

  • Strong verbal & written communications skills & working knowledge of MS Office Suite required.
  • Broad understanding of technical requirements for business relocation, construction, and renovation projects.
  • Working knowledge of construction costs and estimating tools (i.e., MS project, Means data).
  • Ability to work autonomously overseeing multiple projects at varying stages.
  • Ability to balance competing priorities and manage several time-sensitive project/agreements at once in a fast-paced environment.
  • Proven ability to effectively communicate with senior levels of management (written and oral) across business units.
  • LEED Certification a plus.

Experience:

  • 5 years’ direct construction project management experience required. PMP Certification a plus.

Education Requirement:

  • Bachelor’s degree in Architecture, Construction, Business, Project Management or related field preferred
